Property Share Investment Trust REIT, a SEBI-registered small and medium real estate investment trust (SM REIT), is set to launch its initial public offering (IPO) from July 21 to July 25, 2025. The ₹473 crore issue is entirely a fresh issue, signaling strong fundraising intent for expansion and strategic initiatives.

IPO Overview

The Property Share Investment Trust REIT IPO, also known as PropShare Titania, offers shares in a book-building issue with a price band ranging from ₹10,00,000 to ₹10,60,000 per unit. The minimum lot size is one unit, making it accessible only to high-net-worth individuals (HNIs) and institutional investors. The minimum investment required is ₹10 lakh.

The IPO allotment is expected to be finalized by July 30, 2025, with refunds initiated on July 31, 2025. The IPO is set to list on the BSE with a tentative listing date of August 4, 2025.

Use of Proceeds

The proceeds from the IPO will be used for the following:

  1. Acquisition of Titania SPV – ₹217 crore will go toward acquiring 100% of the issued and paid-up equity share capital of the Titania SPV.

  2. Debt Redemption – ₹232.94 crore will be utilized to provide loans for redeeming optionally convertible debentures (OCDs) and clearing debt liabilities.

  3. General corporate purposes.

About the Trust

Incorporated in June 2024, Property Share Investment Trust is sponsored by Axis Trustee Services Limited and operates under SEBI’s REIT framework. PropShare Titania is its second scheme, focused on offering fractional ownership in institutional-grade real estate.

The trustee, Axis Trustee Services, is an established name offering multiple fiduciary services, including debenture trustee, facility agent, digital escrow, and more.

Subscription Details

The IPO reserves not more than 75% of the net issue for Qualified Institutional Buyers (QIBs) and not less than 25% for Non-Institutional Investors (NIIs). Retail participation is effectively limited due to the high ticket size.
